SO ALL OF THE HARDWARE AND SOFTWARE HAS BEEN INSTALLED AND UPDATED AND HER, UM, MACHINES ARE NOW CLEAN AND HER NETWORK IS NOW SECURE, UM, AS SHE, THE ADMIN THAT WAS WORKING WITH THE CHAMBER LEFT.

UM, SO SHE HAS NOT HAD A CHANCE TO DO THE TRAINING THAT SHE IS GOING TO DO OUR TRAINING.

AND IF SHE'S BEEN VERY BUSY PREPARING FOR THE GOLF TOURNAMENT, WHICH IS NEXT WEEK, UM, WHAT SHE WOULD LIKE TO DO IS TO TAKE THE BALANCE OF, UM, WHAT SHE WAS GOING TO USE AND SALARY FOR THE PART-TIME ADMIN.

AND THEY HAVE NOW HIRED TWO CONTRACT EMPLOYEES, WANT TO DO BOOKKEEPING AND WANT TO DO SOCIAL MEDIA AND TO TAKE THOSE FUNDS THAT WERE GOING TOWARDS THAT SALARY AND PUT THEM TOWARDS THOSE TWO CONTRACT EMPLOYEES NOW, UM, TO DO SOCIAL MEDIA AND BOOKKEEPING, UH, WHICH THE OFFICE ADMINISTRATOR WAS PREVIOUSLY DOING, WHERE HAS THE, THE CHAMBER WITH RESPECT TO GETTING TRAINING ON HOW TO USE ALL THIS EQUIPMENT THAT WE JUST PAID FOR? UM, BODY IS GOING TO DO THE TRAINING.

SHE JUST HAS NOT HAD A CHANCE TO DO IT YET.

IS THERE STILL MONEY FOR THE TRAILER? YES, YES, YES.

SO THE 26, 26 76, THAT WAS FOR MORE TRAINING FOR THE ADMIN THAT LEFT THE, YOU, YOU HAD PROVIDED A CERTAIN AMOUNT FOR THE HARDWARE AND SOFTWARE AND THEN A CERTAIN AMOUNT FOR TRAINING, AND THEN YOU UPPED IT TO 10 GRAND JUST TO HELP PAY FOR SALARIES AND THINGS LIKE THAT.

SO THE, THE TRAINING PORTION WILL BE RESERVED FOR HER TO DO THE TRAINING AND THEN THE UP, UP TO PORTION SHE'S GOING TO USE FOR THE CONTRACTORS.

YEAH, THAT MAKES SENSE.

SO THE PAYMENT AND OF NERVES TO GO AND THE BALANCE OF THE 26, 26, BOTH OF THOSE ADD UP TO 8,500 ON THE NOSE THAT WOULD LEAVE AN ADDITIONAL 1500 HER FOR TRAINING, RIGHT?

UM, IF WE WERE TO LAND EVERY SINGLE ONE OF THOSE, IT WOULD BE OVER 1600 NEW JOBS AND $153.4 MILLION OF INVESTMENT.

AND I DON'T HAVE NUMBERS FOR EVERY PROJECT, SO THAT POTENTIALLY COULD BE SUBSTANTIALLY.

UM, SO SINCE WE LAST TALK, UM, ONE, TWO, NINE, TWO, SEVEN PLAZA DRIVE HAS SOLD, UM, WHICH WAS ONE OF OUR ACTIVE BUILDING, UH, LISTINGS.

UM, SO IT JUST TOOK ABOUT 10,000 SQUARE FEET OFF THE MARKET.

UM, SO RIGHT NOW WE HAVE JUST OVER 50,000 SQUARE FEET OF EXISTING SPACE ON THE MARKET IN GOOCHLAND, IN ROCKVILLE, UH, PLAZA DRIVE.

IT'S ON THE OPPOSITE SIDE OF ST.

SO RIGHT UNDER THE WATER TOWER.

UM, SO, AND THEN WE HAVE ANOTHER 8,500 SQUARE FEET THAT IS CURRENTLY UNDER CONTRACT RIGHT NOW.

UM, AND SO IF THAT CLOSES, LIKE IT'S SUPPOSED TO, WE WILL BE CLOSER TO 40,000 SQUARE FEET OF AVAILABLE SPACE NEXT MONTH.

UM, WHICH SOUNDS LIKE A REALLY GOOD THING.

EXCITED.

IT MEANS WE HAVE NO REAL, UH, BUILDINGS TO RECRUIT DO AS A WOMAN.

AND THE LARGEST CONTIGUOUS SPACE I HAVE IS 8,000 SQUARE FEET.

AND THAT IS A B ONE ZONING.

UM, AND IT IS A, UH, SOMEBODY OWNS THE PROPERTY AND THEY ARE LOOKING TO SELL THE PROPERTY WITH ALL THE TENANTS IN IT.

SO IT'S NOT EVEN LIKE IT'S AVAILABLE FOR SOMEONE TO MOVE INTO.

UM, THE LARGEST AMOUNT OF SPACE WE HAVE IS ABOUT 15,000 SQUARE FEET AVAILABLE AT MIDPOINT AND DIFFERENT KINDS OF SWEETS.

UM, THE ISSUE WITH MIDPOINT IS HONESTLY JUST THE LOCATION AND, AND SOME OF THE LACK INFRASTRUCTURE IN TERMS OF BEING ABLE TO RECRUIT OUT THERE.

AND THEY HAVE NO INTERNET THERE.

UM, SO THE OTHER THING WE'VE DONE TO KIND OF COMBAT THIS AS OBVIOUSLY SARAH AND I HAVE A LOT OF PROJECTS THAT ARE ACTIVELY LOOKED AT LOOKING FOR, UM, LAND OR BUILDINGS.

AND SO WE'VE ADDED TO THE WEBSITE, UM, WHAT WE CALL AN ACTIVE PROJECT BOARD AND WE'VE PUSHED IT OUT ON SOCIAL MEDIA.

UM, AND SO THESE ARE ALL OUR ACTIVE PROJECT REQUESTS, SO WE'VE CHANGED THE PROJECT NAMES.

SO WE'RE JUST GOING THROUGH THE LETTERS OF THE ALPHABET.

WE HAVE THE ZONING THAT THE PROJECT NEEDS THE SIZE OF THE PROJECT AND THEIR PREFERENCE ON LOCATION.

AND SO YOU CAN KIND OF GET A GENERAL IDEA OF WHERE PEOPLE WOULD LIKE TO BE.

UM, BUT WE'VE SENT THIS OUT ON SOCIAL MEDIA AND WE'VE SENT IT TO OUR BROKERAGE COMMUNITY AS WELL.

AND THE IDEA IS THAT WE MAY HAVE A LOCAL RESIDENT OR CITIZEN OR BUSINESS OWNER WHO IS SITTING ON SOMETHING, UM, THAT FALLS INTO ONE OF THESE CATEGORIES.

AND IT'S LIKE, YOU KNOW, IT'S NOT ACTIVELY ON THE MARKET, BUT I WOULD ENTERTAIN AN OFFER.

UM, AND SO IT'S JUST ONE MORE RATE WAY TO KIND OF REACH OUT TO FOLKS TO LET THEM KNOW, HEY, WE DO HAVE SOME ACTIVE PROJECTS IN HERE.

WHAT THEY'RE LOOKING FOR IN CASE YOU HAVE ADDITIONAL LAND.

AND IS THAT, UM, IS THAT INDUSTRIAL, THAT'S THE HEAVIER INDUSTRIAL USE WITH OUTSIDE STORAGE? SO YOU HAVE SOMEBODY WHO HAS A PROPERTY.

IT WOULD MOST LIKELY HAVE TO GO THROUGH RESOLVING THIS.

HOW HARD IS IT TO DO? IT REALLY DEPENDS ON THE PROPERTY.

UM, SO WE'VE GOT SOME PROPERTY THAT I'VE EXPLAINED IT TO PEOPLE, TO DONUT HOLE, IT'S ZONED AG, AND THEN IT'S KIND OF GOT INDUSTRIAL AROUND IT.

THAT'S OBVIOUSLY A LITTLE EASIER TO A REASONED INDUSTRIAL WHEN YOU'RE ALREADY SURROUNDED BY IT.

UM, THE OTHER ISSUE WE RUN INTO WITH SOME OF THOSE IS THEIR LAND USE.

AND SO TO PULL THEM OUT OF LAND USE, YOU HAVE TO PAY FIVE YEARS BACK, ROLL BACK TAXES ON THAT PROPERTY.

AND IF YOU DON'T HAVE AN END USER, YOU'RE NOT REALLY GOING TO WANT TO REZONE IT JUST, UH, HAVE IT REZONED.

UM, SO WE'RE LOOKING AT CREATIVE WAYS AROUND THAT AS WELL.

SO, BUT YEAH, WE'RE, WE'RE RUNNING OUT OF EMPTY LAND VERY QUICKLY.

UM, ESPECIALLY WHEN YOU LOOK AT KIND OF AN AFFORDABLE PRICE POINT FOR INDUSTRIAL, MOST OF THEM ARE TRYING TO DO A, UM, UH, KIND OF A PREFAB FOR METAL WALLS TYPE OF INDUSTRIAL SPACE.

UM, AND SO MOST OF THE TIME THE LAND IS ACTUALLY MORE EXPENSIVE THAN THE BUILDING.

SO THAT'S THE OTHER ISSUE WE'LL RUN INTO, BUT WE'RE HOPING THAT BY PUSHING THIS INFORMATION OUT THERE, IT MAY, IT MAY KIND OF HELP AND GET PEOPLE'S GEARS, TURNING, KNOWING THAT THERE ARE PROJECTS KIND OF OUT THERE LOOKING FOR SPACE.

IS THERE A GENERAL CHARACTERIZATION OF ALL OF THEM, OR IS IT KIND OF ACROSS THE BOARD THAT IS, IS MANUFACTURING FOR SPECIFIC COMPONENTS OR IS IT IT'S ACROSS THE BOARD? SO WE HAVE SOME THAT ARE LOGISTICS.

I THINK THE BIGGEST THING THAT THEY ALL NEED THOUGH, IS THAT OUTDOOR STORAGE SPACE.

UM, THAT'S PROBABLY ONE OF THE BIGGEST THINGS THAT MOST OF THESE PROJECTS

SO WE SENT IT OUT SOCIAL MEDIA, UM, SARAH, SO I'VE SHARED IT ON LINKEDIN TO KIND OF PUT OUR BROKER COMMUNITY, WHICH IS WHERE WE KIND OF GEAR THAT WE HAVE MORE OF A CITIZEN FOLLOWING ON OUR FACEBOOK PAGE, WHICH IS WHERE WE'VE KIND OF SHARED IT AS WELL.

UM, IT WENT LIVE MONDAY, SO IT'S LIKE THREE DAYS OLD.

SHE'S GOT A HANDFUL OF EXISTING BUILT BUSINESSES THAT ARE DOING WELL AND NEED TO EXPAND, BUT THEY CAN'T, THEY CAN'T FIND ANYTHING.

UM, YOU KNOW, AND IT'S JUST, YOU KNOW, RIGHT BEFORE COVID WE HAD HAD, I MEAN, WE RIGHT BEFORE COVID WE HAD ABOUT A HUNDRED THOUSAND SQUARE FEET OF SPACE ON THE MARKET, SO YOU CAN SEE IT'S DROPPING ALMOST IN HALF IN A YEAR.

UM, AND I THINK PART OF THAT IS WE DON'T HAVE ANY NEW SPACE COMING ON THE MARKET AT THE MOMENT.

SO THE SPEC BUILDINGS AND DEVELOPERS, WE HAD BEEN TALKING TO WHEN COVID HIT, THEY KIND OF SAID, HOLD UP, WE WANT TO MAKE SURE OUR TENANTS ARE OKAY AND WE'RE NOT BUILDING A SPEC SPACE, BUT ALL OF A SUDDEN OUR EXISTING SPACES EMPTY.

UM, SO I THINK NOW THAT WE'RE SEEING THINGS REOPEN AND, UM, REQUIREMENTS COME DOWN AND, AND THINGS KIND OF GETTING BACK TO NORMAL, I THINK WE'RE GOING TO START SEEING MORE SPECULATIVE DEVELOPMENT, COME BACK TO US AND SAY, OKAY, NOW WE'RE READY TO CONSIDER RESPECT BILLING.

SO HOPEFULLY IF THEY CAN GET EXPENSIVE BUILDING MATERIALS SPECIFICALLY LUMBER, BUT YES, YES.

UM, SO THE OTHER THING THAT WE'RE GOING THROUGH THE PROCESS RIGHT NOW IS WE ARE, UM, IN MEETINGS WITH THE BOARD OF SUPERVISORS IN TWO BY TWOS TO TALK ABOUT POTENTIALLY BECOMING A TOURISM DMO, UM, THAT IS A TERM FROM THE VIRGINIA OFFICE OF TOURISM.

UM, AND BASICALLY WHAT IT WOULD DO IS THEY HAVE GRANTS AND DIFFERENT PROGRAMS OUT THERE THAT ARE AVAILABLE, BUT ARE ACCESSIBLE TO OFFICES THAT ARE CONSIDERED A DMO.

UM, AND SO WE ARE NOT ONE.

SO WE, THE PROCESS FOR THAT IS TO HAVE THE BOARD EXCEPT A RESOLUTION THAT SAYS THE ECONOMIC DEVELOPMENT OFFICE IS NOW A DMO.

THEY'RE BASICALLY THE MAIN CONTACT PERSON FOR ALL TOURISM ACTIVITIES COMING OUT OF THE STATE LEVEL TO THE LOCALITY.

UM, AND THAT'S IT, THEY DESIGNATE US A DMO AND THEN THEY WOULD THEN COME IN AND THEY CAN HELP US WRITE OUR TOURISM STRATEGIC PLAN, UM, YOU KNOW, KIND OF TIPS, TRICKS AND ADVICE FOR THAT.

UM, AND THEN WE GET LISTED ON THEIR WEBSITE AS WELL, THE ADDITIONAL MARKETING EFFORTS FOR OUR TOURISM COMPANIES AND HOTELS, ET CETERA.

BUT SOMETHING CHANGED IN THAT BECAUSE WHEN YOU WERE ORIGINALLY SET UP THIS STRUCTURE, TOURISM WAS OVER WITH RECORD PARKS OR SOMETHING, WASN'T IT? YEAH.

SO WE'RE, WE'RE KIND OF SPLITTING IT.

UM, BUT THE DMO REQUIRES US TO HAVE KIND OF ONE OFFICE IDENTIFIED AS THE MAIN, UM, RESPONSIBLE, SO KIND OF ADMINISTRATION IS SAYING, THAT'S GOING TO BE, YEAH.

SO WE'RE SAYING IT'S GOING TO BE US MAINLY.

WE'RE ALREADY GETTING THE PHONE CALLS FROM SOME OF THE TOURISM OFFICES SPECIFICALLY LIKE THE FILM OFFICE WHEN THEY'RE FILMING.

UM, AND SO WE THOUGHT IT JUST KIND OF MADE SENSE TO KEEP THAT LINE OF COMMUNICATION THAT'S ALREADY ESTABLISHED.

I THINK THAT'S ONLY RELEVANT MY PERSONAL OPINION THAT CELL, YOU KNOW, DEVELOPMENT.

SO I NEVER SAW MAKING THAT BREAK IN THE FIRST YEAR.

IT DOES TIE IN VERY NICELY TO WHAT SARAH AND I DO WITH OUR EXISTING AND NEW BUSINESSES AND CONNECTING THEM AND MAKE SURE THAT, YOU KNOW, IT'S ALL THERE.

WE WORKED VERY CLOSELY WITH JESS FOUND THE PARKS AND REC DEPARTMENT TO MAKE SURE THAT ANYTHING THAT'S COMING THROUGH, IF THEY ASK ABOUT PARKS OR LOCALITY LOCATIONS FOR ANYTHING, YOU KNOW, OBVIOUSLY WE LET HER KNOW AND WORK ON THAT AS WELL.
